Navi Mumbai based architect Hiten Sethi has earned a name and reputation over decades for the work he has done in Navi Mumbai, India and even abroad. Some of his landmark projects as listed by Hiten Sethi’s own website include :
- NMMC Head Office
- Resort at Essel, Gorai
- Seawoods Grand Central
- National Cancer Institute, Nagpur
- Wonder Park, Nerul
- CIDCO Office, Belapur
- Upcoming Fire Station at Vashi
- Community Center, Dubai
- Commercial Complex, Muscat
to name a few. However, despite the his glowing reputation as an architect, Hiten Sethi’s record has been tainted in the case of Wadhwa Group’s Palm Beach Residency at Nerul. It may be recalled that this project, also known as Amey CHS has indulged in major violations that include :
- Illegal construction and major violations have been made between plan submitted at time of obtaining CC from NMMC and the actual construction done on ground
- The project does not have NMMC Fire NOC
- Violations in pent house & commercial construction
And residents of the building now allege that major violations are done by the architect of the project Hiten Sethi in his own house. According to them, Hiten Sethi owns flats B2405 and 2505 and he has reportedly converted the flats illegally into a duplex. While no residents wished to speak on camera, they did question how could an architect violate rules a project he has designed. It may recalled that RTI activist Sandeep Thakur has filed a PIL against PBR’s Ameya CHS. The case has also brought the role of its architect Hiten Sethi under scanner. Allegedly his firm committed fraud by submitting a false letter in NMMC.
According RTI activist Rajeev Mishra, it’s the architect that plays the agent between town planning and builders to cover up violations.
The violations committed by Hiten Sethi has put a question mark on all the other projects made by his firm and whether influence and connection with town planning offices were used to cover up FSI theft and violations in them? It also questions the credentials of the various awards given to him over the last several years. Hiten Sethi handles majority of buildings projects in Navi Mumbai.
